Terms & Conditions

This cottage is offered as self-catering accommodation on a weekly basis, usually Friday to Friday (4pm on the date of arrival to 11am on the date of departure) unless otherwise agreed, in writing.

Short break holidays of three nights or more can be arranged, normally outwith peak periods. Please contact us for availability.


The chalet bungalow sleeps 6 persons (ie 2 double and 1 twin bedrooms). There is also a bed settee and a foldaway cot.

Owners reserve the right to terminate occupancy of the property without notice or refund in the case of a breach of this condition.

The hirer is responsible for the condition of the property and its entire contents during the hire period, fair wear and tear excepted.

The hirer will make good any damage or loss and leave the property and contents in clean and tidy condition.

The person held responsible for the hiring party will be the person who completed the booking form.

Owners reserve the right to decline to hand over the cottage to any person or persons who, in their opinion, is not suitable to take charge.

In such cases, hire charges shall be refunded in full and the liability of the owner shall cease.

If the owner is prevented, because of circumstances outwith his control, (eg. fire damage, drought or the interruption of utility supplies), from putting his property at the disposal of the hirer, the hire charge shall be refunded in full, but the hirer shall have no further claim against the owner.

The contract effected between the hirer and the owner of the property is in terms of Schedule 4 Section 8 of the Housing (Scotland) Act 1988 and confers on the hirer the right to occupy the property for the period agreed for holiday purposes only.


The property is furnished and equipped with pots and pans, crockery, cutlery, iron and ironing board. There is also a washing machine.

Pillows, quilts and blankets are provided but bed linen is not. Guests will need to bring their own quilt covers, sheets, pillow cases and towels.

However, bed linen and towels can be requested in advance at an additional charge.

The property has one shower and a separate shower over bath.


No pets are permitted on or around the premises.


Smoking is not permitted inside the cottage.


The cottage is cleaned thoroughly between each let.

However, as only a limited period of time is available to clean properties, it is a condition of your let that you leave the property and its contents clean and tidy.


Please note that, once a booking has been confirmed, you are liable for the whole cost of the holiday. However, if we are successful in our endeavour to re-let the property, we will make a full refund, less an administration charge of £45.00.

Accordingly, it is important that cancellations are intimated to us by telephone followed by immediate written confirmation.

Notwithstanding, we strongly recommend you take out adequate Holiday Cancellation Protection Insurance, which should cover you, in the event you are unable to take your holiday.


It is highly important to us that our guests enjoy their holiday and every effort has been made to ensure this is the case.

However, in the unlikely event of dissatisfaction with the property or any subsequent problem, the guests must immediately contact us so that we have the opportunity to rectify the problem.
